Home Inspections in Texas! You have ten days after you sign the initial contract to have the home inspected. Just make sure that you have included a clause in the contract stating something to the effect that the final sale is pending the outcome of the home inspection. This will give you an out should the inspection reveal defects that you and the owner cannot negotiate. 

I carry E&O insurance as mandated by the Texas Real Estate Commission (TREC) for all Texas home inspectors effective 1 September 2007. I have over 20 years experience in the construction of and inspections of residential homes. I am licensed by TREC as a Professional Real Estate Inspector and am also licensed by  the Texas Structural Pest Control Board as a Commercial Applicator and Business. This allows me to offer you the services that are needed when buying a home: home inspections, WDI(termite) inspections and also the treatment of homes for all pests. I am in partners on the pest business called Advanced Pest Specialist and my partner does most of the WDI inspections, but I will always be there to do them if he cannot make it. This way you are assured of getting both inspections at the same time with no hassle.

I always carry a digital camera on the inspections to take pictures of the problem areas. They say a picture is worth a thousand words so I show you exactly what I am talking about in the report. The report is done at home on the computer, this enables me time to concentrate 100% on the report and to insert the pictures in the report, instead of doing a rush job on site. Your report will normally be completed the same day as the inspection and if you have an e-mail address you will receive it the same day it is completed. If not, then the report will go out in the mail the next morning. The WDI report is completed on the job and given to you at that time if you are available to be at the inspection. Otherwise it is mailed with the home inspection report.

The inspection generally lasts two to three hours, depending upon the condition of the home. If it is fairly new and in good condition it will not take as long. The cost of the inspection depends on the square footage of the home and whether it is slab or pier-and-beam, with price ranging from $250 to $350. There is an additional cost for pier-and-beam homes, septic inspections, pool inspections, sprinkler inspections, and detached buildings requiring inspection. The WDI inspections are $75 for all homes.
